Downsizing vs. Staying: How to Compare

CHECK MY DOWNSIZING NUMBERSStaying
You keep your low California tax base and avoid transaction costs. But equity stays tied up, and maintenance, repairs and possible accessibility upgrades continue.
Downsizing
You can unlock cash and reduce upkeep. You also pay selling and buying costs and may face a higher tax bill or HOA dues unless an exemption like Prop 19 applies.
A simple test
Estimate your monthly housing cost today including maintenance, then the same for the next home. Add the one-time move costs and compare against the cash you'd free up.
