What the calculator estimates

It works through the same steps a real move involves, using your numbers and clearly stated assumptions.

• Net proceeds: sale price minus mortgage payoff, selling costs (6% by default), repairs and concessions.
• Cash remaining: net proceeds minus the cash you put into the next home, purchase closing costs (~2%) and moving costs.
• Monthly comparison: mortgage, property tax, insurance, HOA and maintenance — today vs. after the move.

A worked example (hypothetical)

A home sells for $1,200,000 with a $200,000 mortgage. Selling costs at 6% are $72,000, so net proceeds before repairs are about $928,000.

Buying a $750,000 condo with cash plus ~2% closing ($15,000) and $10,000 for moving leaves roughly $153,000. Change any number and the result changes — that's the point of running your own.

Why smaller isn't automatically cheaper

California property tax is based on purchase price, so a new home can carry a higher tax bill than a house you've owned for decades. HOA dues and higher insurance can also offset savings. The calculator shows these trade-offs instead of assuming savings.

What the calculator can't tell you

It isn't an appraisal. Your real sale price depends on condition, location and the market at the time you sell. A local professional can review comparable sales to tighten the estimate.
